Acer Predator XB273K Gpbmiipprzx 27" - "play games in HDR" windows wont show up

Hello,

I have contacted Acer support and troubleshooted this topic for hours with no solution. I have a Acer Predator XB273K connected to my computer, which has the following HDR options available
Stream videos HDR - yes
Use HDR - yes
Use WCG Apps - yes

I have no options for play games in HDR. When I go to enable HDR in video games it gives the usual grey-washed out colors which tells me it is not actually working. 

My monitor is set to HDR, I am using a DP 1.4 connector (also tried HDMI 2.1). I have a GTX 3090 so that is not the issue.

I have tried loading a display profile (downloaded from acer website), tried different ports, tried updating windows, tried a variety of nvidia settings (changing colors, disabling gsync) but I cannot find the solution. Acer says its a Windows 10 issue, but I am hard pressed to believe that. 

Any ideas?
