Okay so story time.

So I just got this bad boy today. I am pretty much a noob when it comes to display hardware. I can build a fancy PC but am not so savvy when it comes to advanced displays like this thing.

Any way, I didn't understand why I couldn't get G-Sync or 144hz to work. Then I realized it was because it was because those fancy cables that came with the monitor where not just extra HDMI cords. So I plugged one in. G-Sync showed up in the control panel, but not 144hz. Learned I needed to use both cables, did that.

Now I can GET 144hz display, but the G-Sync option is gone from Nivida control panel, and when I am in 144hz and turn on HDR via the Windows Display Settings I get this issue https://imgur.com/a/Io7owTK (sorry about the quality had to take the picture with my cellphone).

Anyone have any idea what the heck is going on? the only thing I could find was this thread but HDR-400 isn't exactly HDR. https://community.acer.com/en/discussion/592482/monitor-xb273k-gp-half-screen-bug-in-hdr-on-the-division-2-and-other-games

Does this persons method work for you?  https://www.reddit.com/r/nvidia/comments/aenwrq/acer_nitro_xv273k_dual_displayport_support_on_the/ , im wondering if if its working for free sync it will work for gsync as well!

Disable HDR and enable freesync on the monitor. Then enable Movie mode in Acer Display Widget, Download here: https://global-download.acer.com/supportfiles/files/support/sourcefile/Acer_Display_Widget.zip

Movie mode will enable HDR without disabling freesync. Monitor will show freesync as disabled but it still works.

Bugger there was hope :( ,

Out of curiosity if you drop to 120 or lower do you get the option for both? Im wondering if its bandwidth issues. And what color space is set?

Okay, you kinda nailed it. I finally buckled and contacted support about this. It is a bit of a bummer but what it boils down to is that HDR, G-Sync, and the monitors Adaptive Sync option are not supported when using the two displayport cable 144hz method.

If someone happens to stumble on this post in the future with the same issue I had you need to disconnect one displayport cable from both your monitor and PC, Power cycle both the display and PC completely (Meaning unplug the display and switch the power switch on your PC power supply. When the PC comes back up you should be in 60hz. You can change to 120hz via either Nvidia Control Panel or the Windows Display Settings. This should then have the G-Sync options show up in the Nvidia Control Panel and when you enable HDR the issue shown in the picture I posted originally should go away.
