How to run G-Sync on Acer XZ321QU?

Acer XZ321QU should be compatible with G-Sync according to reddit thread https://www.reddit.com/r/nvidia/comments/agc348/freesyncvrr_compatibility_with_nvidia_megathread/. However I am unable to make this work. I have GeForce GTX 1070 graphic card, windows 10, current nvidia driver and monitor is connected via DisplayPort all conditions are met yet still I can't make it. I've installed newest acer driver for monitor as is written on guide on reddit site (strange but there is only option for windows 7 and 8 I choosed 8). The G-Sync option is not showing up in nvidia control panel. I've read somewhere that the option will show up if I will turn on Freesync option on the monitor itself. So I went through monitor menu: Gaming -> there is a freesync option however it is greyed out and I can't point at it. What to do?

    Have you set the 144Hz resolution in Windows settings?
    Have you tried another DP cable?

    Yes refresh rate is set to 144, I don't have another DP cable but the one I'm using right now is freshly unpacted original no longer then two days ago.
