Freesync monitor over HDMI from Xbox one s

I have an Xbox one s that supports freesync and an and freesync acer acer xf240h monitor. I have turned on variable refresh rate on my xbox's display settings, and I play Rocket League at 60 Hz. However, I still experience major screen tearing. I'm wondering where the freesync is. Am I missing something in the monitor settings, because I know the monitor supports freesync over HDMI.
