Like the title says, I just received my computer this last weekend (11-5-22). It is an Acer Predator Orion 3000 - 12th Gen i7 12700f - 3070 with 1tb HD, and 1tb SSD (PO3-640-UR12). I was really concerned by the cpu temps right away. I only booted up Apex Legends and would spike into the upper 90s, even 100c multiple times. I also downloaded core temp and monitored on that program as well and it showed the same-ish temps as PredatorSense. I have played with the fan speeds, higher intake/exhaust, higher cpu fan only, and all fan speeds maxed. I have the default metal side panel on (not the glass they also ship with the case). There is no solution. I checked that the cpu cooler was tightened down enough, and that the fan directions were faced properly. I know that it is mostly a cooling issue but my concern is buying the correct cpu cooler as I'm not sure there is an available one at the moment for this mother board. I also plan to upgrade the case fans if I can figure out how to access the front fan.

So my question is, if I change out the case fans and cpu cooler, will that fix the cpu temp issue?

I also have a boot issue that has happened 2x out of the 12-15 times I've had to start/reboot my computer. I get an error "Setup settings erro, CMOS checksum error or CMOS battery loss occurs. Default settings loaded." I have done all available updates through windows and double checked with acer support that my bios is up to date (they must be pushing updates to windows, which is nice). Is this issue common? I can't imagine my cmos battery already being dead with my computer build in May.

I am trying to keep this computer and model because besides those two things, the computer is functioning as intended and I've heard too many horror stories about sending pc's back only to get the same issue or worse upon receiving it again.

TL:DR - CPU cooling issue with PO3-640-UR12, available options for case fans/cpu cooler

and boot issue with the error "Setup settings error, CMOS checksum error or CMOS battery loss occurs. Default settings loaded"

Since it is so new I'd get your vendor to swap it out for another unit. It sounds as if it's having more than one issue. Before you start doing any mods get it replaced. The CMOS thing points to either a bad CMOS battery, the CMOS battery circuit or the CMOS chip itself, and those are mostly motherboard issues. You likely just got a lemon...
