New Acer Monitor - Freesync won't work

I've got an obscure model which I can barely find out about online - Nitro RG240Y.

It says it has freesync and I've enabled it on AMD settings (Vega 64 card) but my games are still tearing at 60fps (which is within the Freesync range) when I disable V-sync and there is stutter still when I enable v-sync. What gives?

I will have to return this monitor unless it is sorted. I hear some Freesync monitors do not support Freesync via HDMI, which is what I am using. Could this be it?

    According to AMD, this monitor offers support.



    But what is the exact model of your GPU?
    not all are supported.
    Are your drivers properly updated?
    Are you using an approved HDMi cable?
    In which version of the cable, 2.0 or 2.1?
    Already configured on the Adrenalin Panel?
